Real Estate Agent interview questions and sample answers

A real estate agent interview usually mixes two kinds of question: ones that test whether you know the job, and behavioral ones that ask for proof from your past. Below are 10 of the first with a short model answer, and 5 of the second with what the interviewer is really checking. Rewrite every answer in your own words and with your own numbers.

Job-specific questions

1. How do you determine a listing price for a home?

I run a comparative market analysis using at least 3-5 recent comps within a half mile and six months, adjusting for square footage, condition, and upgrades rather than relying on an automated estimate.

2. How do you handle a buyer who wants to offer well under asking?

I show them the comps and days-on-market data so they understand the risk of losing the home, then write the offer at their number if they still want to, since it's their decision.

3. What's your process for a listing presentation?

I bring a CMA, a marketing plan covering photography and MLS syndication, my commission structure, and recent comparable sales I've closed nearby to show local market knowledge.

4. How do you handle multiple offers on a listing?

I present all offers to the seller with a comparison sheet covering price, contingencies, and closing timeline, and I follow disclosure rules about not sharing one buyer's terms with another.

5. What do you do if an inspection reveals a major issue?

I get repair estimates, discuss options with my client, whether that's a credit, repair, or price reduction, and help negotiate an amendment before the inspection contingency deadline passes.

6. How do you keep track of contract deadlines?

I use a transaction management system to log dates like inspection, appraisal, and financing contingencies, and I set reminders several days ahead so nothing slips past deadline.

7. How do you handle a low appraisal?

I review the appraisal for comp errors and can request a reconsideration of value, or negotiate with the seller to split the gap or have the buyer bring extra cash to close.

8. What's your approach to generating new client leads?

I work my sphere through consistent follow-up, farm a specific neighborhood with mailers, and ask every closed client for referrals since repeat and referral business is the most cost-effective source.

9. How do you explain agency and representation to a new client?

I walk through the agency disclosure form required in my state, explain whether I'm representing them as buyer's agent or dual agent, and make sure they understand it before signing anything.

10. How do you handle a deal that's falling through at the last minute?

I stay calm, identify the specific issue like financing or inspection, and work with the other agent to find a solution, whether that's an extension or renegotiation, before advising my client to walk.

Behavioral questions

Answer these with STAR: the Situation in one sentence, the Task, the Action you took (most of the answer), the Result with a number.

11. Tell me about a result you are proud of.

What they are checking: A specific outcome with a number, and what you personally did to get it.

12. Describe a time you improved how something was done.

What they are checking: That you notice waste and fix it without being told, then measure the difference.

What they are checking: How you prioritise, communicate early and still finish to standard.

What they are checking: Calm, the other person's view stated fairly, and a result that helped both sides.
